Structural Audit / Assessment Stage:

  • Visual Inspection of internal & external areas of the building.
  • Identifying deterioration in the structure.
  • Visual inspection and non destructive tests of defective structural members i.e. columns, beams & slab for structural audit (As per BMC norms).
  • Compiling all findings / observations into a survey report and submitting it to the society.
  • Preparing estimated cost for the total repair.
  • Guiding society to decide the priority of repair considering fund availability.

Tendering Stage:

  • Preparing Tender document, with detailed technical specifications and terms / conditions.
  • Invite tenders on behalf of the society / client.
  • Scrutinizing tenders & preparing comparative statement of all bidders.
  • Visiting bidder’s site along with society members.
  • Recommending contractors on the basis of Repair experience, Financial standing, Quality of earlier projects, Customer relation, etc.
  • Preparing contract documents on behalf of client.

Execution Stage:

  • Supervision through qualified Engineer / Supervisor.
  • Strict adherence of specifications / procedure given by the manufacturers.
  • Getting material tested, as and when required.
  • Submitting daily progress report.
  • Visit of senior officer/engineer once in a week.
  • Joint meeting to review the progress.
  • Scrutinizing & Certifying Measurement & bills submitted by the contractor.

Post Execution Stage:

  • Obtaining Performance Guarantee for the executed job from the contractor.
  • Follow- ups with Clients & Contractor during Defect Liability Period.
  • Issue of Stability Certificate on completion of work as per our specification.
